Does anyone know a professional 'snagger' in the galway area. We're buying our first house in loughrea & are nervous about doing the list ourselves cos tbh we don't have a clue. Don't want to take the risk of missing something important. Also any idea what they charge??

Well you have three choices:

1. Do it yourself (which you dont want to)
2. Get an Engineer which will cost about 1500 euro but you will get a very detailed report and this is the safest option
3. Get a surveyor which is what we did - cost about 200 - 300 euro. We used:

He was very good. Just make sure they have indemnity insurance.

I don't know any engineers in Galway but a small independent engineer, ie not working for a large company, would probably just be a couple of hundred quid more than the surveyors, the large companies charge a premium as they are too busy and not really interested in the work. Snag lists are not intended to be a structural report in general so a surveyor would be grand.

We had a terrible time of it trying to complete the sale of our house but one thing that I will say is that the guy who did our snag list was our biggest support through it. There were loads of things wrong with our house and he stood his ground and insisted that the builder complete the work for us to a high standard.

He is based in Tuam, I can't remember the name on the office, but it is on Bishop street in Tuam and his name is Tommy Keane. I swear he is the best!
