What do you provide renters with

To cut a long story short, we are sick of living in a two bedroomed apartment and have decided that life must go on despite a recession and we are going to buy a house and rent out the apartment.

My question is..what do you have to provide the renter with?
TV?
Bedware?

Any help would be greatly appreciated! x

It would be normal to provide all "normal" kitchen appliances like microwave, kettle, toaster and kitchen equipment like oven, fridge, freezer and washing machine/ dryer.

Living room and kitchen furniture- minimum being kitchen table and chairs and a suite of living room furniture. You do not have to provide a tv, it seems normal not to.

Bedrooms- beds (not duvets, pillows or bed linen), lockers,wardrobes.

Provide a hoover/ sweeping brush and dustpan.

I am not sure if you have to provide cutlery and dishes but it wouldn't cost much to provide 4 of everything in a dinner set. Also I'd provide a few saucepans.

I would wait until you get a tenant before you invest in any new stuff though because sometimes tenants want to bring their own things and it will be a waste if you've bought stuff and then you'll have to store it somewhere.

No you definitely don’t need to provide a tv. Not sure what you mean by bedware but you would need to provide bed and mattress but nothing like quilts, pillows or bedclothes.
When we moved into our house the landlady had bought all new delph, cutlery and saucepans for us. This was definitely not expected by us but we really appreciated it. it wasn’t even just cheap ikea stuff! But we also had a lot of stuff aswell so some things have gone to waste

As a renter I would expect:
Couch
Beds
Wardrobes
Table and chairs
Washing machine
Freezer
Hoover
Some other furniture like bedside lockers/coffee table

Nice to have provided:
Microwave
Kettle
Toaster
Dryer (maybe not in an apartment though)

We already have a washer/dryer so its kitted out wtih all the mod cons!

I rent to DCC so they tell you exactly what minimum provision that are required. Also I rented for years.
sitting room - sufficient lounge seats for the number of people you are renting to (a suite of furniture would be normal)
Kitchen/dining room - table and chair, fridge, cooker, washing machine, kettle. Cutlery and cockery aren't a requirement. They don't recommend you leave a toaster as this can be a hazard and if you provide then you are responsible for it.
Bedrooms - number of bed spaces for each tenant. Wardrobe. Chest of drawers or lockers are not essential.

One thing to remember is everything you provide, makes you responsible for it. In other words if you provide anything and it breaks then you have to replace it, even if it's only a gesture. (i.e if you leave an old tv and it stops working then you have to replace it).

Make sure you write a list of everything you leave as part of your lease.

If you provide a TV, you are responsible for paying the TV license so my advice would be don't!

All of the above. But if I were you I would make sure to make your tenants happy and do a few extras.

I have rented my House and when somebody leaves somebody else is straight in there. It's a lovely House but also average run of the mill but we keep it to a high end and have no problem updating everything.

If it means they want a book shelf, yes, I will get it for them. €30 aint goin to send me into any worse debts than I am but it will make sure I have a tenant paying my mortgate for some time.

We rent the house we are currently in and what was provided is:

Bedrooms 1 & 2:
Bed, locker, wardrobe.

Bedroom 3:
Nothing

Kitchen:
Fridge, table, chairs, microwave.

Sitting Room:
Suite of Furniture, nest of tables.

We put in a new shower door and bath panel ourselves in the bathroom and the rest of what we needed in the kitchen, bathroom, bedrooms, sitting room.
