Ok, so I might tick off people here, but I don care. M so bloody fed up of this crap about rent allowance costs. If you're going to berate me, please don't bother posting here, I just need to let off steam, as the forum suggests. I have had to rent my house out. Dh lost his job 2 years ago and no construction work, so with a wedding to pay for we upped sticks and moved. Have been renting our house out for a year now, but this person is just taking the puddle at this stage. I've let them off with a deposit, even a full months rent when they had issues and am not even charging the going rate. It's a single mom who i knew through people. This is now the 4th month the rent is late, and now I hear all social welfare recipients are making a 'stand' in light of the recent cuts. I don't bloody care, this is my mortgage that needs to be paid, it's not like it's my drinking money ffs??.? Here we are, busting our asses working and people getting paid for sitting on their asses, and can't even pay their bills on time. I'm renting here, does anyone think I would get away with not paying MY rent??? Eh, no!! So why are we supposed to make allowances for these people. Yes, I know there are genuine people there, but his person is taking the p$&@ out of me!!

Thats really crap for your, totally understand your frustration. It might be time to look for new tenants, I know its a pain but she sounds like a right chancer. I agree, why the hell does she think its okay not to pay her rent!!! How dare she do that to you! Maybe also talk to a soliciter and go back to her and say that you have been more than lenient with her on a number of occasions and you are shocked she is putting you in this situation now. Tell her that if she doesnt pay the full rent, on time, you will be forced to find a new tenant and you ahve already spoken to a solicitor about taking her to court in the case she doesnt pay what is due.
You are a business woman in this situation, you dont need to apologise for complaining about people not paying you.

can you get onto the health board / county council that pay the rent allowance to her, that's what it's for so if she's not spending it on her rent then technically should she not be getting it???

 I'm in the process of trying to rent out my apartment at the minute and this is a major worry for me - what can you actually do if they are late or just don't pay?! Mrsdosser I know it's a bit more awkward cos you kinda know her but I'd go nuts at this point - whatever about it happening that she's late with rent once, this is a joke. If she's getting paid her rent allowance then it should be going STRAIGHT from her account to yours for her rent! End of story!

She sounds like a person i used to know, a single mother on rent allowance who was engaged to a friend who ended up renting a house from someone I used to work with. You do need to nip this in the bud as soon as possible. This tentant that I knew left ESB and gas bills unpaid and the landlord was caught for them even though the bills were in the tenants name, there was a lot of damage to the house and considering there was no rent paid for number of months the deposit wasn't much use. The PRTB were no help to the landlady, they were completely on the side of the tenant. She didn't turn up to scheduled meetings to discuss the issue saying her daughter was sick/needed to be collected/needed to be minded etc. She told them she'd pay the moment when she could and they decided that this resolved the case. the money never appeared and that's a few years ago. Not trying to worry you but you could get caught very badly for bills/rent etc

+1. You have the upper hand here as you have all her details regarding social welfare, or at least you should have if you are accepting rent allowance. I would contact her to let her know you will be informing SW if she isn't paying the rent that she is supposed to be giving you. Do you have her PPS number?

Oh god girls, this is worrying, I'm such a trusting idiot!! I have NO details at all!!! She finally text back that she and her daughter were ill, but I just replied that this is not the first time and now I'm in arrears etc. money supposed to go I today, and yet banks are closed and nada!!!
I won't be back in the area until next month, I think a good sitting down and a proper contract is n order!!
God I'm naive!! Thanks woollies!!!

This is the bain of my life. I hd a house in town before I met DH and now its rented out nad we live in our home, both houses are mortgaged. Tenants seem to think you are rich if you have a house - NO we are both unemployed and in fact dont get full benifits coz we have a second house -  . My tennant keeps being late for the rent and then we incur bank charges for the direct debit being returned, but I cant get the money out of him. He keeps letting it run into 3 to 4 weeks and then tries to catch up, but the same thing happens a month later, does my head in, but they are all thesame. I've had worse tennants - I had a single mother in who had a row with local drug people ( this I learend after the fact) and they broke 2 windows and the glass in the front door. I refused to repair them as it was her fult they got broken, and she had the cheek to report me to that Tennants agancy - (cant rem what they are called) - and they called me making threats till I explained it all to them and they they changed their tune! I managed to evict her and repair the windows myself and she now has the cheek to spit at me in the street!!! There is no real way round this, sorry, every tennant I've had seem to stop paying at one stage or another -but some money is bettter than none!!! Best of luck!!!

Ladies from experience social welfare will not deal with a landlord or give info about her claim. For all you know she might not be getting ra anymore as cuts have been made. If there is no contract in place you can evict her if you want to be nice give her 2 weeks notice then get a tenant in with references and definitely a deposit;
Your property and contents are valuable I definitely wouldnt be giving someone that responsibility without a deposit and months rent up front. We are lucky that we have had same tenant fr 6 years now and she really looks after the apartment and has never been late with rent once.
I would get on to PTRB and find out your rights exactly. Let us know how you get on

Update ladies, well got a text at 730pm on the 29th feb saying she MIGht be moving out. So I said game over, sorry, you have to go. So had to pay mortgage for march.... Coz..... NO deposit!!! Lesson to learn here, no matter how well you know someone, keep business and personal things seperate!!! Still looking for a tenant!!! :(

God now i no y my landlord was such an ass, he prob just expected every1 to be an ass.... In fairness we where really good tenants as i set up a direct debit to his account for rent every week.... but in end he tryed to screw us out of our deposit..... Thank God ive my own house now but  ive seen people doing what has been done to you and i get really  cuz they dont have ne remorse...

was the rent allowance being paid directly to your account and then they just pay the balance? That's the way I have mine set up and I would always call the lady who deals with it in our area. They can also pay deposits on the tenants behalf too.
The PRTB are completely useless in this disregard, they are completely on the tenants side all the time.
If you look up their website for judgements theres all these cases of tenants who didnt pay rent for 6 months, wrecked the house and then disappeared. Landlord changed the locks and let it to someone else. Old tenant comes back, takes landlord to court, landlord has to put new tenant out and let old one back in (had 12 month lease signed). Still didnt pay a penny in rent and fecked off again very soon after, its completely ridiculous.
I had a tenant recently who was getting RA of 124 pw, her and the partner were getting dole of 188 pw each and CA, they couldnt manage to pay the balance of 26 a week for somewhere to live. I had half a deposit so once that matched the arrears amount I told her to go. I have a mortgage to pay too so tough sugar.
Theres an Irish Property Owners Association that are good for advice on any matters to do with tenants, they'll give you sample letting agreements, 30 day notice letters etc.
Hope you get a better one this time, make sure you get a full deposit, even take half and then can pay the balance over the next 6 weeks. If they cant come up with a few hundred then they'll probably have trouble with rent too

Oh hard lesson learned ladies!! I actually didn't register with the ptrb, they sent me a horrible letter at one stage. To be fair, call it niavity, but didn't even realize I had to!!! When I got the letter was v confused coz of the online application, emailed for help and never heard back!!! I live in uk and they don't have my address, so I figure forget it. From the posters here I gather there's no benefit anyway. So my cousin has rented it now. Deposit paid, lease signed, bills transferred to their names. Tick tick tick!!  God, I now gel like its a noose around my neck! Can't live in it, can't move home coz of that little thing called a recession, and paying through the nose in uk for a 2 bed flat!!! Ok, rant over!!
