Best of luck with both.

The small claims court is easy enough to go through, just make sure you keep all correspondance with your agents in writing as proof.

Oh my heart goes out to you. I can totally empathize with ethe stresses of renting out while abroad.
What gets my goat, is we rent here in the uk and we had to pay 6 weeks rent deposit, pay 90 GBp for an independent company to come and build the itinerary of the place with also details the condition of Everything, as detailed as the door handles!!
We have inspections every 3 months and we have to get permission to put a hook in the wall....

And here are people who take advantage at any opportunity!!
I too am left with an unpaid bord gais bill of 80 eur. Although my fault as I didn't change the bills into their name.... Long story.
But if the bill was in their name you can not be held liable for payment. If the tenant did a runner they will chase. These days every company requires a 300 eur deposit or someone to go guarantor, exactly for situations like this. It's for airtricity to chase, not you, so don't worry.

If they cant get them they will put it back on the house though, very unfair but true!

it doesn't matter if the bills are in the tenants name the owner can still get caught for them.
A friend of mine got caught for an ESB bill of about 500 euro and a gas bill of almost 1500 euro when her nightmare tenant left, that was on top of all the damage done and the last months rent that wasn't paid.
she had no comeback even though the bills were in thr tenants name as the tenant just refused to pay them so ESB and Bord Gais went after her. she tried through the PRTB to get the money but the tenant just said she had no money and would pay when she could. The PRTB sided with the tenant.

ESB can be an absolute nightmare, when we bought our house last year the previous owner rang the ESB to get the power cut off on the day we completed the sale (just so we'd have to pay the reconnection fee). the house had been empty for a few months before we bought it so there was no account in place, ESB refused to connect us again until we accepted responsibility for the bill owed even though we could prove that we had just bought the house. it took a lot of arguments with them so get them to back down on that and it was only when we told them our solicitor was getting involved that they backed down.

Hi

I work in electricity supplier wont say which one :o0 :o0 there is new legislation called debt flagging, so if there is a debt greater than 200 euros on an MPRN then the old supplier will object to the new sign up and it wont go through. this is to stop people jumping ship and leaving everyone with debt. This will only be an issue if you try switch to esb straight away.
However if you/new tenant ring Airtricity with a meter read, tell them you want to take over the account then the old tenants account will be closed and the debt will lie with them.Your new tenants will start from scratch and can leave Airtricity and sign up with whom ever they want.
